Buying off-plan guide
Know exactly what you are buying before the home is finished.
When the home is still being built, the plans, written specification and contract matter even more. Ask how changes, delays, inspection and handover will be handled.

Your buying steps
Keep the important checks in the right order.
Use these steps to keep your budget, mortgage, legal checks and the exact home in view while the purchase moves forward.
- 01
Identify the exact home
Record the plot or apartment number, floor, direction, parking, storage and outdoor space included.
- 02
Check what is included
Separate standard features from paid upgrades and keep written records of any agreed changes or incentives.
- 03
Plan the finance and timing
Ask how the estimated completion date fits your mortgage offer and how much notice you will receive before completion.
- 04
Prepare for inspection and handover
Find out when you can inspect or snag the home, how defects are reported and which warranty documents you will receive.
Buyer checklist
Keep the important documents and figures together.
Use this list to prepare your questions. Your solicitor, lender and other advisers can confirm what applies to your purchase.

Buyer questions
Questions to answer before you move forward.
Clear answers for buyers following the buying off-plan guide route.
01Can the finished home look different from the show home?
Yes. A show home may use upgrades or a different layout. Rely on the plans and written specification for the exact home, then ask your solicitor about any changes the contract allows.
02How long do I have to exchange after reserving?
The reservation agreement should state the deadline. New-build timetables can be short, so instruct an independent solicitor and progress the mortgage promptly without skipping important checks.
03What is a long-stop date?
It is a final contractual date connected to completion. Its meaning and your rights depend on the contract, so ask your solicitor to explain the exact wording.
