Home mover guide
Plan your sale and your new home around the same timeline.
A new-build purchase may move at a different pace from your current sale. Find out which dates are fixed, which are estimates and what happens if either side is delayed.

Your buying steps
Keep the important checks in the right order.
Use these steps to keep your budget, mortgage, legal checks and the exact home in view while the purchase moves forward.
- 01
Understand your current sale
Check the likely equity, mortgage redemption amount and how much cash will be available for the new-home deposit.
- 02
Compare the moving dates
Ask whether the new home is finished, has an estimated completion window or depends on construction milestones.
- 03
Plan for delays
Think about mortgage-offer expiry, storage, temporary accommodation and what happens if your sale or the new home is delayed.
- 04
Understand handover day
Ask how notice to complete, inspection, snagging, key collection and moving access will work for the exact home.
Buyer checklist
Keep the important documents and figures together.
Use this list to prepare your questions. Your solicitor, lender and other advisers can confirm what applies to your purchase.
- Current mortgage redemption amount and portability
- Expected equity after selling costs
- Reservation and exchange deadlines
- Contractual completion dates and any long-stop date
- Mortgage-offer expiry and extension policy
- Backup plan for storage or temporary accommodation

Buyer questions
Questions to answer before you move forward.
Clear answers for buyers following the home mover guide route.
01Can a new-build purchase be part of a normal chain?
Yes, but the reservation and exchange timetable may be shorter than a resale chain. Make sure your solicitor and estate agent understand both sides of the move early.
02What happens if the new home is delayed?
Ask your solicitor to explain the contract, estimated completion window, long-stop date and your options. Do not rely only on a verbal moving date.
03Can I move my current mortgage to the new home?
Some mortgages may be portable, but the lender will still check the new property, your affordability and the timing. Ask the lender or broker before assuming it can transfer.
