A postcode can look right on a search page and still feel wrong in daily life. Compare areas around the routines you actually have, then test the route and neighbourhood in person.

01 · What to check
Start with an ordinary weekday
Map the journeys you make most often, not only the fastest advertised commute. Include the walk to the station, interchange time, parking and the trip home after normal services become less frequent.
- Work or education journey at the time you will travel.
- Food shops, healthcare and services you use regularly.
- School or childcare routes where relevant.
- Walking, cycling and driving options in poor weather.
02 · What to check
Visit more than once
See the immediate street and wider area during a weekday, evening and weekend. Listen for road, rail, venue and construction noise. Check lighting and how comfortable the route feels after dark.
03 · What to check
Understand what may change
Ask about future phases of the development and check the local planning portal for nearby proposals. New homes, roads, schools and commercial space can change a neighbourhood, but plans and delivery dates should not be treated as guaranteed.
- Which development phases are complete and which remain.
- Temporary access, construction traffic and working areas.
- Planned facilities versus facilities already open.
- Management arrangements for shared public and private spaces.

Two similarly priced homes can have different service charges, transport costs, parking arrangements and energy performance. Compare the complete monthly picture alongside the purchase price.
