Questions to ask before buying a new-build home off-plan
When the exact home is unfinished, plans, specification and contract do more of the work. Ask for written answers and let your independent solicitor explain the obligations before exchange.

Which exact home am I considering?
Confirm the plot or apartment number, floor, aspect, dimensions, balcony or garden, parking, storage and route through shared areas. Ask whether plans are to scale and what variation the contract permits.
02 · What to check
What is included in the price?
Request a written specification for the exact home. Show-home furniture, lighting, finishes or technology may be upgrades and should not be assumed.

03 · What to check
What will I pay after completion?
Ask for the current service-charge or estate-charge estimate, what it covers, how it is reviewed and which facilities are open at the point you move in. Your solicitor should review tenure and payment obligations.
04 · What to check
How does completion work?
Ask for the target window, notice process and what happens if construction is delayed. Your solicitor can explain contractual completion provisions and any long-stop date. Check how timing fits the mortgage offer.
05 · What to check
When can I inspect the home?
Understand access for inspection or snagging, how defects are reported, which warranty applies and who handles problems after handover. Keep written records and dated photographs where appropriate.
