New-build vs resale home: a practical comparison
Neither route is automatically better. Compare the exact homes against the same priorities: complete cost, usable space, location, condition, timing and the evidence available before commitment.

Condition and early maintenance
A new-build is unused and may include a new-home warranty, but it still needs careful inspection and a clear defect-reporting process. A resale home may need earlier repairs or updating, which an independent survey can help identify.
02 · What to check
Space and specification
Compare measured usable space, storage, ceiling height, outside space and parking rather than relying on bedroom count. With a new-build, separate the exact written specification from the show home. With a resale, inspect what remains in the sale.

Timing and certainty
A completed home can offer a clearer moving date, while an off-plan purchase can have an estimated window that shifts. A resale transaction can be affected by a chain. Ask what is contractually fixed and what remains an estimate.

Ongoing cost
Compare energy information, council tax, insurance, maintenance and any service or estate charge. A newer home may have different energy performance, while an older home may offer more established charge history or fewer managed facilities.
05 · What to check
Neighbourhood and change
A new development may gain facilities and landscaping over time but involve ongoing construction. An established street is easier to observe today but can still be affected by planning and infrastructure changes. Visit more than once.
