New-build viewing checklist: what to check before you reserve
A show home can help you picture the finished space, but it should not replace a careful check of the property you may actually buy. Use this list to slow the decision down and collect the facts your solicitor and lender will need.

01 · What to check
Before the viewing
Ask whether you will see the exact home, a completed home of the same type or only a show property. Request the current price list, floor plan, specification and estimated completion window before you arrive.
- Confirm the plot or apartment number you are discussing.
- Ask what is included in the quoted price.
- Check whether parking, storage or outdoor space is allocated.
- Bring a tape measure and a list of your essential furniture.
02 · What to check
Inside the home
Look beyond finishes and furniture. Check natural light, window positions, storage, ventilation, sound between rooms and the routes you will use every day.
- Open cupboards, doors and windows where permitted.
- Check socket, radiator and appliance positions against your layout.
- Ask which finishes are standard and which are paid upgrades.
- Request the energy performance information available for the home.
03 · What to check
Around the development
Walk the route from the home to the entrance, parking, bin store and nearest everyday services. If construction will continue after you move in, ask which phases remain and how access may change.
- Check service-charge estimates and what they cover.
- Ask who will manage shared areas after completion.
- Understand any estate charge for houses as well as flats.
- Visit the wider area at a different time of day.
04 · What to check
Before paying a reservation fee
Read the reservation agreement and ask when the fee is refundable. Confirm the exchange deadline, expected deposit and what happens if your mortgage or legal checks take longer than planned.
Use an independent solicitor or licensed conveyancer who understands new-build purchases. They can review tenure, planning obligations, warranties, service charges and the contract before you exchange.
